Real Estate
Our real estate practice is as varied as the clients
we represent and the buildings they own. The properties range
from a 1,000,000 square foot warehouse to a special-purpose structure
with 90 foot internal cranes, marinas, parking lots and apartment
buildings. Federman, Lally & Remis is closely involved in
property acquisition, financing and sale. Because so many considerations
of real estate are tax driven, we have particular expertise in
related tax topics: tax-free exchanges (forward and reverse),
installment sales, depreciation and cost segregation. Since most
properties are held in partnership format or in LLCs, we are also
expert at partnership taxation issues. These taxation matters
include admission of new partners, retirement of partners, special
allocations, basis and debt.
Most of our clients, even those not in the real estate business
per se, have a significant real estate component. We also have
clients in construction and related support fields such as environmental
remediation. Factories, storage facilities, retail locations,
parking lots and other assets are key elements in our clients’
businesses. You can’t make a widget without a widget factory.
